Deciding on extra features for your dream home new-build or home renovation can be overwhelming but when it comes to adding value, bathrooms are best. Industry experts agree that multiple bathrooms are important in Aussie homes, with an extra bathroom adding up to $50,000 in value. The interesting trend has been revealed in a recent study commissioned by homebuilder Henley Homes, which shows 34% of Australians want two or more bathrooms in their ideal house. The research, during September 2018, surveyed 3000 Australians online to find their “must haves” inside and out.
Having three or more bedrooms tops the list [42%]; and 39% say their dream home must have a garage or carport. Other priorities include an open plan design [36%]; a separate laundry [34%]; and an outdoors alfresco or barbecue area [33%]. Extra toilets are good; but ensuites are better. When it comes to the added bathroom to boost a home’s price or rental income, industry experts agree that an ensuite is a must-have in the master suite. However home renovators would have to weigh up the benefit, as building a new bathroom in an established residence does not come cheap. A full bathroom suite typically costs $20,000 to $30,000; while a stand-alone extra toilet can be cheaper.
Many people will settle for one bathroom but an extra bathroom can add $20,000 to $30,000 in value. In the normal family home there are usually two bathrooms including an ensuite; but there is strong demand for a guest toilet or powder room. Multiple toilets are definitely more popular, especially for parents having their own ensuite connected to the master bedroom. Henley Homes new builds all have an ensuite; and in some cases there is a third toilet. There is also a trend toward incorporating multiple ensuites as more generations live under the same roof.
